Forest County Pennsylvania

Forest County farms and land.

PA's smallest county by population — almost entirely forested.

What Drives Forest Farm Value

The Forest County market.

Overwhelmingly forested.

Forest County is exactly what its name suggests — state forest, state game land, Allegheny National Forest, and private timber tracts dominate. Working agriculture is virtually nonexistent.

No real farm economy.

Working farms are extremely rare. Most "land" sales here are recreational, timber, or remote rural homesteads — pricing or marketing them as farms misses the buyer pool entirely.

Specialized buyer pool.

Hunters, timber buyers, fly-fishermen (Tionesta Creek, the Allegheny River), and remote-cabin enthusiasts make up nearly all rural buyers. Patient, specific marketing is essential.

How I Sell Forest County Properties

Knowing the market is half the sale.

Forest County is, honestly, not a farm market. It's overwhelmingly forested, with much of the land area in Allegheny National Forest, state forest, and state game land. Working agriculture is extremely limited — a handful of small operations around Tionesta and Marienville and that's about it.

Per-acre pricing for general wooded acreage typically runs $900–$3,000, with cabin sites, timber-rich tracts, riverfront on the Allegheny or Tionesta Creek, and properties with utilities going higher — sometimes $4,500–$8,000+ per acre on improved or particularly desirable parcels.

The buyer pool is specialized — hunters from across the Northeast and Midwest, timber buyers (the Allegheny hardwood region is one of the most valuable in the country), hunting clubs, and remote-lifestyle buyers and retirees. Most sales close November through March, and patient marketing of 6–12 months is typical.

I list Forest County properties as what they are: recreational and timber land in some of the most beautiful country east of the Mississippi. Trying to market them as anything else wastes time and misses the right buyer — and undervalues the genuine appeal of remote Pennsylvania hardwood country.
